We are almost two months into the New Year and the Real Estate market trends are vastly different when looking at statistics between 2025 and 2026. The two imperative statistics showing the market differences of the beggining of the year from 2025 and 2026 are the absorption rate and days on the market.
The absorption rate this same time last year, 2025 saw a 12.36% rate while this year we are looking at 11.20% rate. Now what is absorption rate and what does that mean when reffering to the two markets? The absorption rate is calculated by the number of homes sold divided by the number of homes on the market over a specific time period. Typically, rates below 20% refer to a buyers market, and rates above 20% refer to a sellers market. These statistics both imply a buyers market between the two years, even more so this year.
Days on the market is the other statistic worth analyzing when comparing the two markets. 2025 had an average of 74 days on the market for listings while 2026 is showing 119 days on the market. This is a 60.1% change between the two years! This also reflects a market giving buyers more power than the sellers.
Nevertheless, we are off to a slower start to the year compared to the last with listings closing and how long they are on the market for. Interest rates are continuing to drop with hopes of bringing more buyers forward.
