When preparing to put your home on the market, there are several things that you need to do to Sell Your Home Fast. We have come up with a 10 step process that will assist you in getting the best offer and getting it Fast.
1. Price Your Home Correctly
Pricing your home based on the CMA (Comparative Market Analysis) is critical in getting a home to sell fast. If your home is priced to high, it will discourage potential buyers to look at the property because it is too far out of the price range compared to other similar homes on the market.
2. Find the Right Agent
Find an agent that is Excited about your property. You want an agent that will talk about your home with friends and colleagues. You also want an agent that will market properly and hold open houses during the peak season.
Update your home so that you are competitive with the other properties that are currently listed for sale. Maybe purchase new appliances or cupboards in the kitchen, install a new bathroom vanity and mirror or new lighting. Homes marketed with some of the following features proved to sell much faster in a recent study: quartz counter, shaker cabinets, pendant lighting, frame-less shower, stainless steel appliances.
4. Make your Home “Move-In” Ready
Homes that can be marketed as “move-in” ready or “turn-key” do sell faster than maybe a “handyman special” or a home that is in need of some “TLC”. Some potential Buyers find the thought of this much too daunting.
5. Curb Appeal
If a home does not look good from the road, more often than not, a potential Buyer will not want to see the inside of the home. Curb Appeal is one of the biggest factors affecting the amount of time a home is on the market and one of the easiest to remedy.
6. Have Quality Photos
With today’s technology, there is no reason not to have great photos accompany any listing. Most smart phones take excellent photos so you may not even need the expense of a professional photographer. Or some offices, such as ours, have an in-house person to take photos for each listing for a minimal charge. Check out the photos from one of our rental properties.
7. Virtual Tours
Having a virtual tour uploaded with the listing is a great way for potential Buyers to feel as if they were touring the house in person. It allows them to walk through each room, see the views as they were during that time and open cabinets and doors. A virtual tour also works as a fantastic marketing tool.
8. Staging Your Home
Staging allows a different, more neutral, prospective of your home. Sometimes it is hard for an owner to see the potential of what a staged living space would look like. Staging your home also allows for the clutter to be removed and furniture to be placed, so that all space is maximized and the full beauty of each room is shown.
9. Social Media Marketing
This is kind-of a “no brainer” as most everyone is logged on to some sort of social media platform daily. This allows the property to potentially be shared with millions of people and should result in a fast sale.
Even though our market is turning into more of an investor market, I still need to include school ratings in this. Homes that are located in a good school district are more sought after than others and studies have shown that homes do close faster and sometimes above the average asking price.
